How do you price your management services?

Pricing is custom-quoted based on your property, market potential, and the level of involvement you want. We don’t publish a flat fee because every property is different — but pricing is tied to performance, not arbitrary. Do you only manage Airbnb listings, or other platforms too?

We optimize and manage across Airbnb, VRBO, Booking.com, and direct booking platforms. We use Hospitable as our central booking calendar to sync everything. The right channel mix depends on your market — strategic pricing is part of what we do.

What's the difference between DIY, Do It With You, and Do For You?

DIY gets you a one-time listing audit, custom optimization blueprint, and A1 listing review — you run the property yourself. Do It With You adds setup, strategy sessions, listing maintenance, and quarterly reports — we coach, you operate. Do For You is full-service hosting and management — we handle 24/7 guest comms, cleaning, optimization, and design refresh. You wake up to reviews.

Can short-term rentals really qualify for tax breaks?

Yes. The IRS 7-Day Rule classifies STRs with average stays of 7 days or fewer as non-passive — which means rental losses can offset W-2 income. Combined with bonus depreciation and Real Estate Professional Status (REPS), STRs can be one of the most tax-advantaged real estate plays.
